CareerFinders, on behalf of our client, a long-established specialised Alternative Investment Manager with significant experience in the UK Real Estate market, we are seeking to recruit a Financial Controller (Real-Estate) to join their growing team based in Nicosia. The successful applicant will oversee financial operations in both Cyprus and the UK, and will need to possess a strong background in accounting and finance, with a deep understanding of the Real Estate and Construction industries. You will need to be a full member of a recognised accounting body (ACA, ACCA) and hold approximately 7+ years of relevant professional experience, at least 3 of which should be in a leadership role within the Real Estate and/or Construction sectors. Key Duties/Responsibilities: 

  • Ensure preparation of accurate financial statements, conduct regular reporting, perform variance analysis and preparation/monitoring of budgets and financial forecasts.
  • Ensure timely processing of financial transactions, maintain accounting policies, ensure compliance with regulations, tax planning and filings and manage audits.
  • Monitor and manage cash flow, oversee accounts receivable/payable, and develop cash management strategies.
  • Assist in developing the company’s financial strategy, provide financial analysis, and support strategic goals.
  • Manage relationships with banks and oversee credit facilities.
  • Manage and mentor the finance team, enhance internal communication, and support team development.
  • Evaluate and manage real estate investments and construction projects.
  • Oversee budgeting and financial management for construction projects, ensuring cost control and timely financial reporting.
  • Collaborate with project managers to track project costs and progress, identifying financial risks and opportunities.
  • Oversee lease administration and property management accounting.

Key Skills/Experience: 

  • Bachelor’s degree in Accounting, Finance, Economics or related field.
  • ACCA/ACA Qualified.
  • 7+ years post qualification experience of which at least 3 in a managerial role in the real estate or construction industry.
  • Good understanding of IFRS, TAX and VAT.
  • Proficiency in Accounting Software (e.g. Navision) and Microsoft Office Suite, especially Excel.
  • Excellent analytical, problem-solving, and decision-making abilities.
  • Strong leadership and team management skills.
  • Effective communication and interpersonal skills.
  • Attention to detail and accuracy.
  • Team player.
